Just a few little things to ensure you are aware of before booking;
A baby is welcome, although the stairs are unsuitable for an infant of walking age, so we cannot accept infants at walking age or above. A cot and a highchair are available upon request.
Holly Beck Stables is a lovely quiet spot but please be aware that it is adjoining another property ‘Holly Beck House', so you will have a close neighbour.

Making your booking – Please take time to read this page carefully. If you do make a booking you are agreeing to the following Terms & Conditions.

We are delighted to accept the deposit and the balance by cheque made payable to, Mrs K Conner or by BACS, whichever is easiest for you. A provisional booking will be held for a maximum of 5 days, until I receive your deposit, when I will confirm your booking.
Confirming your booking – A non-refundable deposit of £150 is required to confirm your booking. However, if you are booking within six weeks of your holiday start date, payment must be made in full at this time.
Balance payment – The balance of your holiday is due six weeks prior to your holiday commencing and for payment by cheque, please make payable to “Mrs K Conner”. Non-payment of the final balance when it becomes due will constitute cancellation of your holiday and forfeiture of your deposit payment.
Your holiday cost – We don’t believe in any ‘hidden extras’ so when booking your holiday at Holly Beck stables, included in the price is central heating, electric, fuel for the multi-stove burner, bed linen, towels, luxury toiletries and Wi-Fi. If a third person stays at the cottage a charge will be made for the extra costs.
Occupancy – Sorry, no pets. Your party must not exceed two adults and baby (by arrangement). If you do then we can refuse to allow you to stay or make you leave before the end of your holiday. If this happens, we will treat your holiday as cancelled by you and you will not be entitled to a refund of monies or compensation.
Key Collection – Holly Beck Stables will be ready for you from 15:00 on the day of your arrival and you will be met by us unless otherwise stated. Please vacate the cottage by 10:00 on the day of departure and again, we will be present to wish you a good journey. In some instances we may be able to bring forward the arrival time or extend the departure time, so please just ask!
Car Parking – Please park your car in front of the left-hand side garage door or on the cobbled area in front of the cottage if you so wish.
Care of Holly Beck Stables – We very much want you to enjoy our cottage as if it was your own home, so in doing so, please may we ask you to treat it with respect and to leave it clean and tidy. We would ask you to take out all rubbish and leave in porch; dispose of all unused food; clear all washing-up (including a clean oven). We have a non-smoking policy and this includes vaping and electronic cigarettes. Please let us know of any damage or breakages that may occur before your departure, so that we can replace / fix these items, prior to the next guests arriving. Any damage or breakages which are caused through neglect may be charged for and if so, we will advise you of these, within three days of your return.
Queries whilst at Holly Beck Stables – Please just let us know immediately, if you have any issues or queries whilst staying with us, this way we can make sure that you are assisted promptly and you can get on with enjoying your holiday.
If you need to change your booking – Please advise ourselves as soon as, either by email
or by phone 01423 772 777/ 07778960540. If we are able to make the change requested, a new holiday date may be booked and we will try and re-sell your original date, on your behalf. If successful, we will refund any monies paid by the new hirer to you, less your deposit, although this may not be the same amount that you originally paid. If unsuccessful, we are sorry that all monies paid will have to be forfeited.
Your responsibilities – Please note that you are responsible for the cottage whilst on holiday, so please keep all furnishings and fittings, inside and outside the property in a comparable state of repair and condition as at the beginning of your stay. Breach of these conditions may result in us making an additional cleaning charge or making a claim against you as a result of any damage or loss. We would also ask you to not abuse the property, to show due consideration for other people and not to display rude, dangerous or offensive behaviour towards us, the owners or any other third party. Possession of the cottage can be refused or you can be asked to leave before the end of your stay. If this happens we will treat your holiday as having been cancelled by you and you will not be entitled to a refund of your holiday cost or compensation. It is your responsibility to check that the cottage meets your needs and we cannot be responsible for ensuring the cottage is entirely suitable for your needs. We cannot accept any bookings that are specified to be conditional upon fulfilment of a particular request. It is also your responsibility to notify us of any information regarding a medical problem or disability that may affect your holiday at the time of booking.
Liability – Please note that we shall have no liability for any death or personal injury unless it results from our negligence. Please take all necessary steps to safeguard your personal property. No liability is accepted by us, in respect of damage to, or loss of, such personal property except where the damage or loss is caused by our negligence.
Data Protection – For the purposes of the Data Protection Act 1998, Holly Beck Stables are the sole data controller of all personal data provided to us from customers and prospective customers. We would like to store and use your personal details for future marketing purposes. This would cover sending a brochure or details of promotions to you. Holly Beck Stables may make contact with you by email, post or telephone for the purposes set out in this clause for a period of 6 years after the end date of the holiday rental. If you do not wish to receive any or all of the communications set out in this clause, please let us know by telephone, letter or email. We assume that you do not object to being communicated with unless we receive notice. Except where expressly permitted by the Data Protection Act 1998, we will only deal with the personal details you give as set out above. We have appropriate security measures in place to protect this information.
Force Majeure – Compensation payments will not apply where we cannot fulfil our obligations due to circumstances beyond our control. This would mean any event we cannot foresee with all due care, for example; riots, war or threat of war, terrorist activity, civil strife, natural or nuclear disaster, industrial dispute, adverse weather conditions, fire epidemic or health risk and similar factors beyond our control.
In order to minimise the impact of Covid-19 for all at Holly Beck Stables we have had to make changes. We have reviewed our cleaning and safety protocols to help protect you and ourselves. This will mean that things are slightly different, which we feel sure you will understand.
We still want you to feel as welcome as ever and enjoy your time here.
Should a local or national lockdown occur and prevent you from occupying the cottage an offer of an alternative date or full refund will be offered.
Cleaning will take extra time – we now “triple clean” – our usual high level cleaning and virus sanitising is enhanced by a final ozone process. This means that we will take a little longer for each changeover. Our guests’ health is a priority. To ensure time is available to thoroughly complete our triple clean programme we are leaving extra time between bookings. Hence arrival will be after 4pm, and on departure day you are required to leave by 9am.
On arrival …

Please check in on the NHS Covid -19 App using the QR Code you will find in the cottage, the app can be downloaded from the App Store or Google Play.
We will come and say hello – keeping a safe distance.
We have provided a hand sanitiser inside the entrance for you to use each time you enter the cottage and another in the kitchen.
During your stay…
Guest information folders will are in a format that can be wiped with disinfectant and information about places to eat can be found on the website. If we can help with local knowledge, please do not hesitate to ask. Your cottage will have a supply of cleaning materials, including anti-bac all-purpose cleaner, tissues, hand wash, sanitiser, cloths and disposable gloves for guests use.
If any of you show any signs of Covid-19 infection during your stay, please let us know. The Government advice is to return to your primary residence, and self-isolate for a period of 7 days.
At all times during your stay, please try to maintain a distance of at least two metres.

Some things may be missing – to reduce the risk of touch contamination i.e. paper information leaflets, magazines, games, some kitchen items and our Guest review book. Soft furnishings such as cushions and bedding items will be removed after each stay, washed/sanitised and quarantined for 7 days before being used again.
A basket will be provided for you to add any books or DVDs from the bookcase you may have used whilst staying in the cottage. These will be sanitised, if possible, and quarantined for 7 days.
Our bedding has a triple layer of protection as follows:
- Mattress, duvet and pillow protectors.
- Quilted mattress and pillow protectors. Egyptian cotton top sheet.
- Egyptian cotton fitted sheet, duvet cover and pillow cases.
Before you leave…
Please open the windows for ventilation. Please put all your used towels, tea towel and bathmat in the labelled refuse bag, tie up and leave in the bathroom before you leave.
